About Project

The project involved a multi-story academic facility where HVAC distribution, plumbing routes, electrical pathways, lighting coordination, and ceiling-space planning had to be modeled with clarity. The facility included studio spaces, learning areas, circulation corridors, administrative zones, and support rooms, each with different MEP requirements.

United-BIM developed the MEP BIM model to help the project team review system routing, equipment placement, ceiling coordination, and service access before construction documentation and coordination advanced.

Scope of Work

  • Developed MEP BIM models using project drawings, design inputs, and coordination references.
  • Modeled HVAC ductwork, air terminals, mechanical equipment, and ceiling service zones.
  • Modeled plumbing routes, sanitary lines, domestic water lines, and fixture connections where applicable.
  • Prepared model views to support MEP review, documentation, and coordination discussions.
  • Updated model elements based on project comments and design revisions.
  • Reviewed MEP routing across classrooms, studio spaces, corridors, support rooms, and administrative areas.
  • Coordinated MEP systems with architectural layouts, ceiling conditions, wall partitions, and service spaces.
  • Checked equipment placement, access zones, and routing continuity across multiple building levels.
  • Modeled electrical pathways, lighting layouts, panels, conduits, and service routes based on available inputs.

Project Challenges and United-BIM’s Approach

Challenge 1
Academic spaces had different service requirements across studios, classrooms, and support areas
United-BIM’s Approach

Organized MEP modeling around functional zones for clearer system review

Challenge 2
Ceiling spaces needed clean coordination for HVAC, lighting, and electrical pathways
United-BIM’s Approach

Modeled ductwork, air terminals, lighting layouts, and service routes against ceiling conditions

Challenge 3
Corridors carried major MEP distribution routes
United-BIM’s Approach

Reviewed overhead routing through circulation zones to maintain continuity and avoid congestion

Challenge 4
Multi-story system routing required level-to-level consistency
United-BIM’s Approach

Modeled vertical and horizontal MEP routes with disciplined level control

Challenge 5
MEP systems had to align with architectural layouts
United-BIM’s Approach

Coordinated model elements with walls, rooms, corridors, ceiling zones, and building support spaces

Key Deliverables

  • MEP BIM model
  • HVAC ductwork model
  • Mechanical equipment model
  • Plumbing routing model
  • Lighting coordination inputs
  • Ceiling-space model views
  • Corridor service routing views
  • Academic space MEP model views
  • Electrical pathway model
  • Updated Revit model files
  • Documentation support views

Project Outcome

The MEP BIM model gave the project team a clearer way to review building systems across academic spaces, corridors, studios, and support areas. HVAC routing, plumbing lines, electrical pathways, equipment locations, and ceiling-space conditions were organized into one structured Revit environment.

The model improved visibility into system routing, reduced interpretation gaps between MEP and architectural drawings, and supported better coordination before construction documentation moved forward.

“Having the MEP systems in 3D helped the team review things faster. We could see where the ductwork, plumbing, and electrical runs were going and catch the tight spots earlier. Good work United BIM team!!”
