About Project

The project included residential care areas, respite spaces, activity zones, landscaped outdoor areas, circulation paths, support rooms, façade elements, and MEP service requirements. The BIM work focused on creating a reliable model that could support design review, documentation, coordination, and project understanding across architectural and MEP disciplines.

United-BIM developed the architectural and MEP models to help the project team review room layouts, exterior geometry, ceiling zones, system routing, equipment placement, and service coordination with better clarity.

Scope of Work

  • Developed architectural BIM models using project drawings, elevations, render views, and design inputs.
  • Modeled building geometry, walls, doors, windows, roof elements, entry canopy, façade features, and exterior massing.
  • Created model views for residential areas, community spaces, circulation zones, activity areas, and support spaces.
  • Prepared Revit model views to support documentation, coordination, and design review.
  • Updated architectural and MEP model elements based on project comments and design revisions.
  • Coordinated MEP model elements with architectural layouts, room planning, ceiling conditions, and building zones.
  • Reviewed system routing around occupied spaces, common areas, support rooms, and circulation paths.
  • Developed MEP BIM models for HVAC, plumbing, electrical, and fire protection systems based on available project inputs.
  • Modeled ceiling service zones, equipment locations, ductwork, piping routes, electrical pathways, and service clearances.

Project Challenges and United-BIM’s Approach

Challenge 1
The facility included multiple space types with different functional needs
United-BIM’s Approach

Organized the architectural model by residential areas, activity zones, support spaces, and circulation paths

Challenge 2
Exterior geometry, entry canopy, and façade elements needed clear model representation
United-BIM’s Approach

Modeled the building envelope, canopy, openings, and exterior features with clean Revit geometry

Challenge 3
MEP systems had to support residential, community, and service areas
United-BIM’s Approach

Developed HVAC, plumbing, electrical, and fire protection model elements around the building’s functional zones

Challenge 4
Ceiling areas required coordination between architecture and MEP systems
United-BIM’s Approach

Reviewed ductwork, piping, electrical pathways, and ceiling-space conditions against room layouts

Challenge 5
Design review required a readable model, not just isolated drawings
United-BIM’s Approach

Prepared coordinated model views for building layout, exterior geometry, MEP routing, and documentation support

Key Deliverables

  • Architectural BIM model
  • MEP BIM model
  • Building envelope model
  • Entry canopy and façade model elements
  • Residential area model views
  • Community space model views
  • HVAC routing model
  • Plumbing routing model
  • Electrical pathway model
  • Fire protection model inputs
  • Ceiling-space coordination views
  • Updated Revit model files
  • Documentation support views

Project Outcome

The architectural and MEP BIM models gave the project team a clearer way to review the respite and residential center as one coordinated building environment. Room layouts, circulation areas, exterior features, ceiling zones, and MEP systems could be studied together instead of being reviewed through disconnected drawings.

The model improved design visibility, supported coordination between architecture and building systems, and helped the team review functional spaces, service routing, and documentation requirements with better control.

“The model made the facility easier to review across both architecture and MEP. Residential areas, activity spaces, exterior elements, and system routing were clearer in one coordinated environment, which helped the team make better design and documentation decisions.”
